In this contribution, a smart energy service which can effectively improve energy efficiency in the commercial rented sector will be analyzed using data collected from the three pilot sites of the H2020 SmartSPIN (Smart Energy Services to Solve the Split Incentive Problem in the Commercial Rented Sector) project, highlighting with practical case studies the cost structure of the service, the revenue streams, the energy and non-energy benefits for the buildings’ occupiers (renters) and for the building owners.

A validation of the proposed service will be presented, which will start with an evaluation of the underlying business model in terms of its benefits for each of the key stakeholders (building owner, renters, and energy efficiency provider) and will continue discussing to what extent the service contributes to solving the split incentive issue for the commercial rented sector in Ireland, Spain, and Greece.

The deployment of the smart energy service in commercial rented buildings will be analyzed considering the use of an appropriate contractual template. The validation of the proposed service will also rely on the feedback collected from the stakeholders by means of a survey and interviews, which will cover the proposed contractual template, the user experience in relation to the use of an energy monitoring data platform, and a smartphone app for gamification which encourages renters to take actions that can reduce their energy consumption and also allows them to compare their performances against each other within the same building.
